• BestSeal B12 is both inorganic and organic modified co-polymer, emulsion form for mixing with powdered cement to create a waterproof membrane with an effective double water retention mechanism.
  
• BestSeal B12 has high elasticity, it can cover up cracks (up to 1 mm). It can be resistant to rains and extreme weather conditions.

Surface preparation:

• Remove dust, laitance, grease, and any other contaminant from the surface. Roughen the surface by using suitable methods (if needed) before the application. Saturate the entire surface properly with clean water.
  

Material preparation:

• The cement must be well selected, fine, not slump, and not out of date.
  

Mixing:

• Put BestSeal B12 in a clean container with appropriate capacity. Continue to slowly add the equivalent amount of cement while the paddle is rotating evenly (the rotation speed of the paddle is 400 ÷ 500 rpm) until the mixture is homogeneous (no lumps).. 

Application:

• Use a brush, short roller, or pressure nozzle to apply the product on the entire surface with an average consumption of 1.0 ÷ 1.5 kg mortar / m2/ layer. It is recommended to apply at least 2 layers. After the first layer has dried, apply the next layer perpendicularly or diagonally on top (if brushed).
  
• Caution:Waterproofing surfaces need to be protected from direct rainwater for at least 4 hours after the application. The pot life allowed for application is 90 minutes. To be able to adjust the light of the color of the product, it is possible to use white cement mixed in the appropriate proportion. The higher white cement contains the lighter grey appearance.
  

 Cleaning

• Clean equipment immediately after the execution and before the mixture’s hardening.
  

Safety:

• BestSeal B12 is non–flammable light alkaline.
  
• The product is allergic to skin. 
• Protective clothing is highly recommended.
  
• In case of contact with eyes, rinse immediately with plenty of clean water and seek medical advice.
  
• Avoid letting the product come into contract with food, household items. Keep out of reach of children, dispose of excess product in the designated location as regulated by  the local authorities.
