  • BestSeal BP411 is a highly elastic waterproofing compound, one component, modified water-based bitumen polymer. After applying, it forms a continuous waterproofing membrane has good adhesion to most types of material surfaces such as concrete, cement mortar, metal, etc.

BestSeal BP411 is used for items as below:

  • Underground waterproofing layers for concrete and plaster surfaces. 
  • Roof floor.
  • Balcony.
  • Basement.
  • Waterproofing for exterior walls, especially the outer walls of the basement
  • One component, easy to apply by brush or spray nozzle.

Appearance / Color:

Thick viscous liquid/ Dark brown.

Density: 1.15 ± 0.02 kg/liter.

Solid content:

  ≥ 60%

Tensile strength:
≥ 0.5MPa (ASTM D412-16)
Bonding strength:
≥ 0.5MPa ( (to concrete surface, ASTM D7234-12)
Elongation at break:
≥ 500% (ASTM D412-16)

Consumption:

Approx. 0.6 kg/m 2 /layer (apply 2 – 3 layers)

Application temp: 5 ÷ 45oC
Water impermeability at 1.5bar after 7 days:
Impermeable (BS EN 14891:2017)
Dry time: Surface:    about 1 hour depend on the application conditions
Fully dry:   7 days (@ 30oC, relative humidity 50%)

Preserve:

Store in original sealed containers under shade in a cool and dry environment at temperatures between 5 oC ÷ 35 oC, avoid exposure to sunlight, ultraviolet, heat sources, will degrade the shelf life of the product.

12 months upon manufacturing date

Packaging:
4kg/pail ; 18 kg/pail.


Surface preparation:

  • All surfaces must be free from dust, loose particles and any contamination.
  • All surfaces defects must be removed and repaired.
  • The surfaces can be dry or damp but avoid standing water.

Applitcation: 

  • Stir well the product before applying.
  • Use a brush, roller or spray apply BestSeal BP411 on the entire prepared surface with the rate 0.5 ÷ 0.6 kg /m2 /layer.
  • It is required to ensure that the entire surface to be waterproofed must be covered with a uniform thick coat without pinholes.
  • For waterproofing, apply 2-3 layers. Allow the previous coat be dry before applying the next coats in a direction perpendicular or diagonal from the previous coats.

Important notes:

  • Do not apply on the surface where has standing water. 
  • Do not apply in rainy conditions. In case it rains during construction, the construction work should be stopped immediately and promptly cover the construction area from being directly affected by rainwater. 
  • Surfaces subject to direct travel need to be covered with a sand-cement mortar mixed with BestLatex R114, R126 after applying BestSeal BP411. 
  • Do not dilute the product with water or any other solvents. 
  • Keep containers tightly closed after use.

Cleaning:

  • Clean all equipment and tools with water immediately after use. Use oil or solvent when the products has dried.

Safety:

  • Protective clothing such as gloves and goggles should be worn when handling the product. Treat any splashes to the skin or eyes with fresh water immediately.
